What is a Home Equity Loan?

A Home Equity Loan, or sometimes called a second mortgage, is a type of consumer debt where an individual borrows against the equity of their home.  The loan amount is based on the difference between the home’s current market value and the homeowner’s mortgage balance due. The interest rate tends to be fixed for the term of the loan and the funds borrowed are provided as a lump sum.

What is a HELOC?

Like a credit card, opening a HELOC gives you access to a flexible source of funds that you can draw from at any time for any reason. It is based in your home's equity, meaning it often comes with a lower interest rate than other types of loans.
